What is Tnreginet?

Tnreginet or Inspector General of Registration (IGR) is an online portal developed by the Tamilnadu government to provide all types of govt registration services in digital mode through a single web application. Now all Tamilnadu citizens can apply for the different services online such as Birth certificate, Firm, Society registration, Marriage registration, etc.

Tnreginet View EC (Encumbrance Certificate) online

You can easily search for your Encumbrance Certificate online on the portal. Please check the below steps to view EC (villangam certificate) online.

Step#1: Open the https://tnreginet.gov.in/portal/ home page

Step#2: Navigate to Home > E-Services > Encumbrance Certificate > View EC from the top menu.

Step#3: A new page will appear on the computer screen (as shown below) where you can view the Encumbrance certificate in three ways.

  1. Search through EC option: Enter all required details such as zone, district, sub-registrar office, EC start, and end date, and survey details (village, survey number, subdivision no.). Enter the given security code and click on the “Search” button.
  2. Search by document wise: Enter all asked details such as sub-registrar office, document number, Year, and Document type. Enter the given security code and hit the “Search” button.
  3. Search by Plot Flat Wise: Enter all required information such as zone, district, sub-registrar office, EC start, and end date, and survey details. After that hit the “Search” button to view your EC (villangam certificate) online

How to register online?

If you want to take the benefit of the online services provided then user registration is required to apply for any service. The registration process is given below. Please have a look.

Step#1: Visit the official portal tnreginet.gov.in/portal.

Step#2: Navigate to Home > Registration > User Registration from the top menu.

Step#3: On the next page you will see a user registration page (as shown below).

On this page, we can do the below types of registrations online.

  • Document writer registration
  • Citizen registration

  • Firm registration

NOTE: Registration processes for citizens, Advocate, Society, and Firm are the same.

Fill in all required details as mentioned below in the registration form.

  • Login details such as User type, User name, password, re-enter the password again, security question, and answer of the security question.
  • Personal details such as Salutation, First name, middle name, last name, gender, Identification Type, Email address, date of birth, mobile number, phone number, Identification No.
  • Address details such as state, district, pin code, Door/Flat No, street, village/ town.

Step#4: After filling in all details enter the given security code and click on the “Receive OTP” button. Enter the OTP received on the mobile number and click the “Complete registration” button.

You have successfully completed the registration on the portal.

For document writer registration all steps are the same except that you will have to provide some additional details given below.

  • Business address details such as state, district, door no, street, pin code, village/ town.
  • Other details such as Registration District, Sub Registrar Office, License type, License number, and zone.

How to log in?

Please follow the below-given simple steps to log in to the portal.

Step 1: Visit the official website at tnreginet.gov.in/portal/.

Step 2: There is a login form on the right side of the home page.

Step 3: Enter your user name, password, and security code and click on the login button.

You can search the guideline value of the properties in Karnataka through the portal and calculate the property valuation. All revised guideline values after 2017 are available online.

Guideline values are classified according to the class of the residential area. Land in Karnataka is classified according to class such as class I, class II, class III, class IV, and class V, and each class is further classified into different types such as type-I, type II, and type-III.

You may search the net guideline values by following the steps.

Step#1: Open the homepage of the portal at tnreginet.gov.in. There is a guideline value search form available on the website. You can search the guideline value in two ways.

Anyone can do the property valuation through the official website. The rates of the property calculated through the portal are just for general information and are not the final rates. Please confirm the exact valuation from the concerning authority.

You may follow the below steps to get an estimation of the property value.

Step 1: Open the official web portal.

Step 2: Navigate to Home > More > Portal Utility Services > PWD Calculator from the top menu. You will see a property valuation page (see the below image).

Step 4: If the property has multiple floors then add the below-given details about each floor and hit the “Add floor” button.

How to check the status of a document?

Karnataka government has also implemented the document’s status check facility with the portal. All citizens can check the status of any document by the below-mentioned steps.

Step 1: Go to the homepage of the official website.

Step 2: Now on the top menu navigate to Home > More > Document Status. You will see a new Document status page (as shown below).

i-Temporary Deed Number – Enter the temporary deed number

ii-Pending Number – Select Sub Registrar Office, enter document number and year

iii-Registration Number – Select Sub Registrar Office, book no. and enter  Document No, year, document type

Step 4: Select any one option, enter the asked information, and hit the “Search” button. Your document status will be displayed on the computer screen.
