What is Tnreginet?

Tnreginet or Inspector General of Registration (IGR) is an online portal developed by the Tamilnadu government to provide all types of govt registration services in digital mode through a single web application. Now all Tamilnadu citizens can apply for the different services online such as Birth certificate, Firm, Society registration, Marriage registration, etc.

People can also search for their certificates online such as stamp vendor, document writer, chit fund, etc.

Benefits:

• Now people can register for different types of certificates online
• Providing online access to all registration services ultimately save people’s time and money
• After the registration, people can also track their application status through the same portal
• The online payment facility is also integrated with the portal. There is no need to visit the government office to pay the required application fee.

Tnreginet View EC (Encumbrance Certificate) online

You can easily search for your Encumbrance Certificate online on the portal. Please check the below steps to view EC (villangam certificate) online.

Step#1: Open the https://tnreginet.gov.in/portal/ home page

Step#2: Navigate to Home > E-Services > Encumbrance Certificate > View EC from the top menu.

Step#3: A new page will appear on the computer screen (as shown below) where you can view the Encumbrance certificate in three ways.

1. Search through EC option: Enter all required details such as zone, district, sub-registrar office, EC start, and end date, and survey details (village, survey number, subdivision no.). Enter the given security code and click on the “Search” button.
2. Search by document wise: Enter all asked details such as sub-registrar office, document number, Year, and Document type. Enter the given security code and hit the “Search” button.
3. Search by Plot Flat Wise: Enter all required information such as zone, district, sub-registrar office, EC start, and end date, and survey details. After that hit the “Search” button to view your EC (villangam certificate) online

How to register online?

If you want to take the benefit of the online services provided then user registration is required to apply for any service. The registration process is given below. Please have a look.

Step#1: Visit the official portal tnreginet.gov.in/portal.

Step#2: Navigate to Home > Registration > User Registration from the top menu.

Step#3: On the next page you will see a user registration page (as shown below).

On this page, we can do the below types of registrations online.

• Document writer registration
• Citizen registration
• Advocate registration
• Society registration
• Firm registration

NOTE: Registration processes for citizens, Advocate, Society, and Firm are the same.

Fill in all required details as mentioned below in the registration form.

• Login details such as User type, User name, password, re-enter the password again, security question, and answer of the security question.
• Personal details such as Salutation, First name, middle name, last name, gender, Identification Type, Email address, date of birth, mobile number, phone number, Identification No.
• Address details such as state, district, pin code, Door/Flat No, street, village/ town.

Step#4: After filling in all details enter the given security code and click on the “Receive OTP” button. Enter the OTP received on the mobile number and click the “Complete registration” button.

You have successfully completed the registration on the portal.

For document writer registration all steps are the same except that you will have to provide some additional details given below.

• Business address details such as state, district, door no, street, pin code, village/ town.
• Other details such as Registration District, Sub Registrar Office, License type, License number, and zone.

How to log in?

Please follow the below-given simple steps to log in to the portal.

Step 1: Visit the official website at tnreginet.gov.in/portal/.

Step 2: There is a login form on the right side of the home page.

Step 3: Enter your user name, password, and security code and click on the login button.

Tnreginet net guideline value search

You can search the guideline value of the properties in Karnataka through the portal and calculate the property valuation. All revised guideline values after 2017 are available online.

Guideline values are classified according to the class of the residential area. Land in Karnataka is classified according to class such as class I, class II, class III, class IV, and class V, and each class is further classified into different types such as type-I, type II, and type-III.

You may search the net guideline values by following the steps.

Step#1: Open the homepage of the portal at tnreginet.gov.in. There is a guideline value search form available on the website. You can search the guideline value in two ways.

• By street name
• By survey number

Step#2: Search by street name – enter the below-mentioned details in the search form

Step#3: Search by survey number – Enter the below-mentioned details in the search form.

Search Stamp vendor

To search for a stamp vendor please follow the below steps.

Step 1: On the homepage, tnreginet gov in navigate to Home > More > Search > Stamp Vendor and click on the stamp vendor link.

Step 2: On the next page, there is a stamp vendor search page (as shown below).

Step 3: To search for a stamp vendor enter the below details in the online form

• Vendor First Name
• Vendor Last Name

Step 4: Enter the given security code and submit the form.

Search document writer

You may easily search document writer by the below-given process.

Step 1: Open the official website tnreginet gov in.

Step 2: Navigate to Home > More > Search > Document Writer

Step 3: On the next page, you will find an online search form

Marriage data search

Step 1: Go to the official website

Step 2: Now navigate to Home > More > Search > Marriage and click on the Marriage link

Step 3: On the next page, select marriage type

Step 4: Now you may search for marriage details in two ways

i-Registration wise – Enter the below details in the online form

ii-Name wise – Enter the below-given details

• Husband name
• wife name
• Husband’s DOB

• From Date of Registration

Step 5: Finally, enter the given security code and hit the “Search” button. Marriage registration information will be displayed on the computer screen.

Birth and Death search

Information related to Birth and Death is also integrated with the portal and can be easily accessible through the online portal. Please find below the steps.

Step 1: Open the official website

Step 2: On the top menu navigate to Home > More > Search > Birth and Death

Step 3: On the next page, you will find a Birth and Death search page (as shown below) where you can easily find all information.

Step 4: Now you can search for the Birth and Death certificate in the following ways.

i-Birth details search – Fill in the below-mentioned details in the online form

Firm details search

Firm details are available on the portal. If you want to find the information related to the registered firms then you may check the below-given steps.

Step 1: Open the official website

Step 2: On the homepage navigate to Home > More > Search > Firm

Step 3: On the next page, a Firm search form will be available.

Step 4: Now enter the below information in the online form

• Firm name
• DRO Number
• Running Number

Step 5: Enter the given captcha code and hit the “Search” button. Information related to the Firm registration will be displayed on the screen.

Chit fund search

Information related to the Chit funds has been made available to the citizens by the Karnataka government so that people can check the details before investing in chit fund schemes. It’s a great step by the government and people can make smart decisions based on the available online information. Please check the below process.

Step 1: Open the official website

Step 2: Navigate to Home > More > Search > Chit Funds from the top menu available on the homepage.

Step 3: On the next page, A search form will be displayed (see below image)

RTI ACT

If you want to check the details about the RTI ACT then all the important information and documents are provided on the Tamilnadu government registration department website. On the RTI ACT page, you will find important information such as:

Step 2: You will see a “Right To Information ACT” page (as shown below)

On this page, people can access the information through different chapters uploaded in a pdf file format. Click on any file to download it.

Feedback form

There is a feedback form available on the portal where Karnataka citizens can share their feedback. If you have any suggestions for the further improvement of the registration department portal or you are not happy with any service or functionality of the website you can use the feedback form to share your suggestions. You may access the feedback form by the below steps.

Property valuation calculator

Anyone can do the property valuation through the official website. The rates of the property calculated through the portal are just for general information and are not the final rates. Please confirm the exact valuation from the concerning authority.

You may follow the below steps to get an estimation of the property value.

Step 1: Open the official web portal.

Step 2: Navigate to Home > More > Portal Utility Services > PWD Calculator from the top menu. You will see a property valuation page (see the below image).

Step 3: Enter the below-mentioned details in the form.

• Building type
• Region
• Calculation period
•  Insertion Unit
• Age of Building (Years)

Step 4: If the property has multiple floors then add the below-given details about each floor and hit the “Add floor” button.

• Floor name
• Area in Sq.Ft.
• Material type
• Wood type
• Roof type

Step 5: Now enter details about Floor Type.

Step 6: Select Building Amenities such as:

• Electrical Installations
• Internal Water Supply
• Sanitary Installation

Step 7: Select Compound Wall and Garage if available.

Step 8: Finally, click on the “Submit” button to get an estimated value based on the user information.

Know your Jurisdiction

Step 2: Navigate to Home > More > Portal Utility Services > Know Your Jurisdiction. You will see a search page as shown below.

Step 3: Enter Street name OR village name and hit the “Search” button. You will see your jurisdiction information including the below details.

How to check the status of a document?

Karnataka government has also implemented the document’s status check facility with the portal. All citizens can check the status of any document by the below-mentioned steps.

Step 1: Go to the homepage of the official website.

Step 2: Now on the top menu navigate to Home > More > Document Status. You will see a new Document status page (as shown below).

Step 3: On this page, you can search the Document status in three ways:

i-Temporary Deed Number – Enter the temporary deed number

ii-Pending Number – Select Sub Registrar Office, enter document number and year

iii-Registration Number – Select Sub Registrar Office, book no. and enter  Document No, year, document type

Step 4: Select any one option, enter the asked information, and hit the “Search” button. Your document status will be displayed on the computer screen.
